It's Not All About Price!

Don’t forget, it is not all about price!

In today’s world of frantic showings and offers it may seem like just doing the highest price is all that matters, but that is not true.

It has always been price and “terms”.  If your offer has “terms” that are favorable for the sellers’ wants and needs, that may very well trump an offer that is higher but has unfavorable terms.

Proof of funds for cash offers, or a full preapproval from a lender on an offer with a loan, are always attractive terms. But sometimes, timing of closing may be one of the most attractive terms of all for a seller.

It is best to see if the seller is anxious to close and give possession, or would rather delay closing and possession or close quickly and delay possession, for various different reasons that are very important to the seller.

Also important to some sellers are the various closing costs that can add up to added expense, or benefit, depending on the terms of the contract.

There are many other terms that a good broker can help their client write so that their contract is more attractive to a seller to facilitate getting a contract accepted, in addition to the price.
