About The Home Inspection Clause

To many buyers, the inspection objection part of the contract can be very enticing and confusing. To some, it seems like the perfect opportunity to ask for everything that is not perfect to be made new and shiny.

This is not the intent of this clause!

When the buyer made their offer and it was eventually agreed upon by the seller, the buyer knew the age and the condition of the property, and those facts should have been taken into consideration when they offered their purchase price. The inspection objections are intended to be for health and safety issues, and issues that were not visible from the walk throughs the buyers had made.

When the buyers and the sellers both understand this clause more clearly, most inspection objections can go very smoothly and all parties can feel good about the process and the outcome.  Without the professional guidance of a good real estate team, this part of the contract process can be quite difficult and sometimes leads to irreparable situations.
